You will be here because either we have advised you that according to your lease it is necessary to execute a Licence to Sub-let, ie, get consent from your Freeholder to sub-let before any tenancy can be created, or because you have read your lease and realised this and want to know what to do next.

Your duty also is to notify the landlord when a proposed tenancy (that has been pre-authorised) commences. If you are unsure of your duty please refer to the requirements are set out in your lease.

Attached is all the DRAFT forms that we need to have completed to be in a position to contemplate granting consent to the tenancy together with a "let property notification form". Because it would be unfair to charge the administration costs of ensuring investor landlord's who sub-let their properties comply with their lease to owner occupiers who do not, our fees for registering sub-lettings are payable by you as an investor landlord who has sublet.

In administrating your block the Directors do need to know who is in occupation of the various units in case of emergency and to ensure certain circulars are advised to your sub-tenants. To not comply with your lease would put you in breach of it which could lead to action being taken against you.

Please note that should the tenants cause any nuisance to any other tenants in the block it is your responsibility to try to solve the problem. As the Lessee you remain responsible for any ground rent and service charge due on the property.
